Sell and Rent Backs
One of the major hot potatoes of topics at the minute is the Sale and Rent Back (SRB) legislation, currently under interim jurisdiction, but soon to be fully-fledged asof July 2010. The interim regulation, if you ask any UK investor, is a total mess and is as slapdash a bill as the Labour government has ever put together. Never mind the introducer agreements, the marketing tools have yet to be addressed properly and seeing as this is a hot topic and potentially risky way of conducting business, a wranglehold on the dodgy marketing methods utilised by a very minor percentage of operations would have been a welcome addition to all. Can it be marketed as releasing equity? Not sure it can without confusing the customer. If a layman like me can see this, why can't the government. The guys at Property Bump saw it coming too, so credit where its due.
Credit Crunch and the North of England
When I'm visiting my friends across the pond in the good old U S of A, I like to retell one particular story of heartbreak for property investors. That is the residential tower in the centre of Leeds that, had it completed construction 3 months prior to the crash, would now be a hub of activity with residents alll enjoying themselves. However, it didn't have that fortune. It completed just as property prices took a huge hit - leaving the poor people who paid the deposit and bought off-plan with the dilemma no property investor wants to have - Do I complete a 360k sale and end up with a property worth 200k or do I take the hit, walk away and lose my deposit of 40k? What a nightmare for the guys involved - lesson learned, don't buy property off-plan in an unfeasibly large upward trend. The same happened in Manchester - you must have seen the signs everywhere - flats to rent manchester - there are so many empty flats in that city that any hobo with a crowbar is living the life of reilly. Things are starting to pick up but it won't be long, in my humble opinion of course, before the double dip takes it toll and things aren't so rosy.
Property Investment Book Review Of The Month
Every day, the Amazon rainforest gets smaller by around 50-10000 football pitches. Most of this destruction is to provide the pulp needed to print the drivel that every property investor in the world thrusts upon us for a small fee of £19.99. Thankfully, the industry is heading towards ebooks which, despite making the nation suffer astigmatism squinting, go someway to keeping that part of the world that we will never visit beautiful.
Here is this month's pile of crap: Has he missed the memo, I think he has. He has also missed a chapter - how to pick the bones of the property market by keeping your portfolio totally BMV. This book might have offered some great insight, had it been written 10 years earlier. Unfortunately, the revised edition offered Sweet FA else.
